Buying Criteria:


Well located, existing product with some measure of value added opportunity. Western US with view towards repositioning, refurbishment, use change and leasing excellent infill location with price per square foot significantly below replacement costs. We will buy and hold or quickly sell opportunistically.

  • Suburban class A,B&C office and Urban mid/high rise office
  • We can provide co-investment Equity to 3rd party project sponsors
  • Will acquire discounted debt, performing and non-performing

Deal Size and criteria

  • 50,000 square foot minimum, over 100,000 square feet preferred
  • $5M to $50M
  • Partially leased, fully leased or vacant
  • Change of use, toxic issues, structural issues, or problem properties
  • Existing building with additional land
  • Urban locations preferred
  • Price below replacement costs

Larger Western US cities with educated population, regional government center and high-income demographics. Urban infill locations are preferred
