Acquisition Criteria

Product Types

We acquire and develop a wide range of real estate and have made investments in most asset classes. Our particular focus recently has been office, industrial and land properties.

Deal Size

Our typical acquisition is valued between $1 million and $10 million; however, we do not have a maximum size restriction.

Target Assets

  1. Commercial real estate secured first mortgages and real property ownership.
  2. Multi-tenant, single-tenant, mixed use properties.
  3. Office, light industrial, industrial production/distribution, flex, R&D, retail.
  4. Primary suburban class B & C assets, with select class A where value add possible.
  5. Property cash flow is desired, but not required.
  6. Tenant access for the representative use, amenities in keeping with use and functionality for use are key decision making factors.
  7. Minimum 50,000 square feet, over 100,000 square feet preferred.
  8. Possible change of use or environment clean up acceptable.
  9. Projects with development use change possible.

Location

Intrinsic focuses on markets with strong fundamental attributes in well-established, infill locations that have both favorable long-term demographics and notable barriers to new supply. Our commercial efforts are focused primarily in California, Oregon and Washington.

  1. San Francisco Peninsula
  2. Portland, Oregon

Investment Structure

Intrinsic will acquire property with all cash or with financing in place, including the assumption of existing debt if necessary.

Economics

  1. Market economy viable with multiple economic drivers.
  2. Acquisition cash-on-cash may be variable.
  3. Seller/borrower participation in deed in-lieu acquisition may be considered.
  4. Participation, “rescue” with existing owner may be considered.

Partnerships

While we often own and operate our investments directly, we have ventured a number of projects with local or regional partners and expect to continue this practice in the future.

Over the years, Intrinsic has developed a reputation in the marketplace for both being able to act extremely quickly and providing sellers complete certainty that a transaction will occur. Senior-level decision makers are actively involved in all phases of a potential investment further ensuring the success and timeliness of a transaction.
